When it comes to property staging, there are a lot of things to consider. But one of the most important aspects is knowing which rooms to focus on. While every room in your home is important, some rooms have a bigger impact on potential buyers than others. That's why, if you're short on time or resources, it's important to prioritise your staging efforts on the areas that will give you the biggest bang for your buck.
So which rooms should you focus on? Over the years, we’ve staged many different properties and rooms and have come to the conclusion that the three most important rooms in the house are the living room, the kitchen and the master bedroom. Now, there are different focus rooms depending on the house and the entryway and outdoor space do need your attention as well but generally speaking, these are the rooms that have the biggest impact on buyers and these are the rooms that buyers want to imagine themselves in. This is where you can really strut your stuff and make a major impact.
As the central gathering place in most homes, the living room is often the first area potential buyers will see. That's why it's important to create a warm and inviting space that makes them feel right at home. This can be achieved by decluttering and depersonalising the space, adding some cosy throw pillows or a decorative rug, and making sure there's plenty of natural light. Don't forget to showcase any unique architectural details, like a fireplace or built-in bookshelves, that can add character to the room.
Declutter and depersonalise: Remove any clutter or personal items, like family photos or knick-knacks, from the room. This will make it easier for buyers to picture themselves in the space.
Use neutral colours: Stick to neutral colours like beige, grey, or white for your walls and furniture. This will make the room feel more spacious and allow buyers to envision their own furniture in the space.
Add some finishing touches: Add some decorative touches, like throw pillows or a vase of flowers, to make the room feel more cosy and inviting.
They say the kitchen is the heart of the home, and that's especially true when it comes to selling. Buyers are often looking for a modern, updated kitchen with plenty of counter space and storage. To make your kitchen stand out, consider painting or refacing your cabinets, replacing outdated fixtures or hardware, and adding some fresh, colourful accents like a vase of flowers or a bowl of fruit. You can also invest in some new appliances or a statement piece like a bold backsplash to really wow potential buyers. To see our top tips for staging your kitchen, check out our blog post here.
The master bedroom is an important part of the home and the place where a lot of stagers go wrong. They go too far in depersonalising the room and it comes across as cold and empty. You want it to be depersonalised but you also want to be welcoming and for it to feel warm and inviting. A master bedroom should feel spacious and airy, it should feel bright and light. If your master bedroom feels cold or too cramped, you’ll lose your buyers quickly. A common first question after the viewing is ‘how big were the bedrooms?’. It’s common because it’s important to how we view properties. We don’t want to feel uncomfortable or out of place in our private areas so do your best to work to your room’s strengths and avoid over-cluttering at all costs.
All rooms of the home matter but it is important to know what your buyers are looking for and are going to be focusing on. While it is often the case that buyers will be swayed by something out of your control, you can ensure that your home has the best chance of selling quickly by keeping the key rooms of your property looking their best.
